Maintenance Supervisor

Up to £40,000 per annum (dependent upon relevant qualifications and experience)

40 hours per week plus occasional out of hours cover  

HCHA is a social housing provider managing housing mostly within the M25 and predominantly in Harrow. We also have a great service called ADAPT that offers basic aids and adaptations to older people and those with disabilities in their own home, to help them remain independent. Our maintenance team works closely with our residents and staff, so we need someone who works as well with people as they do with a tool box.

The HCHA Maintenance Team provides a speedy, responsive repair and maintenance service to our tenants including plumbing and electrical work, day-to-day repairs, and some painting and decorating.

We are looking for someone who can lead and manage the in-house maintenance operatives.  We are looking for someone who is able to mix management with hands-on operational skills and a ‘can do’ approach.

The successful applicant will need to be able to manage the team using electronic appointment and job management systems, and will need to be comfortable using common IT systems.

To be successful in the role you will need to possess:

A recognised trade qualification in a mechanical/electrical services, plumbing, carpentry or similar trade; City and Guilds or equivalent are the minimum essential requirements.

Have solid demonstrable and verifiable relevant work experience of more than 2 years.

Ability to gain qualifications as required.

Ability to work unsupervised and be willing to learn new skills.

High standards of work, a professional approach and the ability to manage own workload as required,

Ability to deal sensitively with people who need support to remain independent.

A strong commitment to working safely and promoting safety in housing.

Good team work skills.

Full, clean driving licence.

Housing Assistant (6 month contract)

Salary: £17,143

24 hours per week

We are recruiting a part-time Housing Assistant (6 month contract) to deliver a housing management service to our general needs stock in Milton Keynes, Aylesbury, High Wycombe and Harlington.

The post holder will be required to drive and attend our small estate in Harlington, to carry out H&S checks and meet with tenants, as required. This will be your office base for 2 days each week.

You will be:

  • Supporting the Specialist Portfolio Manager in the day-to-day management of approximately 190 homes
  • Responding to 1st line housing management queries
  • Liaising with LAs and colleagues to fill voids
  • Managing low level rent arrears
  • Reporting repairs and keeping tenants informed of progress and appointments
  • Carrying out weekly Health and Safety checks
  • Conducting tenancy visits / inspections
  • Highly organised, with excellent communication skills (verbal and written) and the ability to prioritise tasks appropriately
  • The successful candidate will have a positive outlook and be able to adjust to variations in workload, ensuring targets are completed; they will be self-motivated and be comfortable working both in a team and on their own

As a Housing Assistant you will report to the Specialist Portfolio Manager and be part of a small team delivering a housing service to the tenants living in general needs housing. You will be committed to delivering a high quality service and, preferably, have experience of working in social housing.
